REINZ data for April 2026 shows Christchurch City's median residential sale price rose to $720,000, bucking a national trend that saw the New Zealand median slip to $775,000 — down 0.6 percent year-on-year. Canterbury as a whole recorded 1,149 sales, a $710,000 regional median, and an average of 40 days to sell.
Nationally, 6,262 residential properties changed hands in April, down 7.9 percent compared to the same month last year. The national House Price Index also fell 0.9 percent annually, indicating a broader softening in markets beyond Canterbury.
Mortgage rates have been moving higher despite the Reserve Bank holding the OCR at 2.25 percent ahead of its May 28 review. The best one-year fixed rate by late May sat at 4.55 percent from Co-operative Bank, up from 4.49 percent offered by TSB the previous month. Two-year rates from BNZ and SBS were leading the market at 5.19 percent, with longer-term rates extending further.
Commentators noted Canterbury's relative resilience reflects a combination of factors: population growth, ongoing infrastructure investment — including the $451 million Pound Road development and $259 million Ryans Road project — and the city's perceived affordability compared to Auckland and Wellington.
The region's industrial and commercial property market has also been strengthening, with demand for logistics and warehousing space outpacing available supply in several northwest Christchurch corridors.
Real estate observers said the outlook for Canterbury property remained cautiously positive heading into winter, though affordability constraints and higher mortgage costs were expected to moderate transaction volumes in the months ahead. First-home buyer activity in Selwyn and Waimakariri districts remained strong, with those areas continuing to attract buyers priced out of the city proper.
