Ilse Wolfe's business story did not begin with a clean success curve.

Before building a property portfolio worth more than $20 million and founding Wolfe Property Coaching, Wolfe came close to bankruptcy. She and her husband had to move in with family, the bank was circling, and mistakes in early property investing had put serious pressure on their finances.

One of the lessons came from her first renovation. Wolfe spent heavily on upgrades that did not suit the local market, including double-glazed windows in a South Auckland weatherboard home. The work may have been high quality, but it did not add the value she expected.

That experience changed the way she invested.

Instead of relying on capital growth, Wolfe shifted her focus to cashflow. She developed a property strategy based around buying, renovating, renting, refinancing and repeating, with an emphasis on creating income rather than simply waiting for values to rise.

By 2020, she had built a $20 million property portfolio. She also went on to grow Wolfe Property Coaching, helping other investors use systems and strategy rather than guesswork.

Her business continued to evolve. In 2023, Wolfe bought out her partners after disagreeing on the direction of the company. She wanted to add a second service tier for more experienced investors. Within two years, that second service became half of the business.

For small business owners, Wolfe's story is less about property and more about decision-making. It shows the importance of learning from mistakes, building repeatable systems, knowing your numbers and being willing to make difficult calls when the business needs to change.
